What is included with a design plan and is it everything needed to build?
This generally depends on the location of construction.
My layouts are not engineered nor are they stamped by an architect.
This means the majority of construction details are left to the discretion of your contractor.
What I'll provide is an in-depth proposal of your project. This includes the following:
Dimensioned Layout (Layout view with a full square footage breakdown. Scaled and dimensioned. True scale shown on layout for accurate printing (at correct size).
Window & Door Schedules (This provides general information about rough openings and window / door sizes)

Foundation View Proposal (Outlines dimensions of preferred foundation type - Not a full breakdown)
Dimensioned Exterior Elevations (Exactly what it sounds like. Flat 2D Elevations, dimensioned. From all 4 sides of exterior)
Framing View Proposal (Framing view hides most of the wall layers and just shows framing proposal much the same as the Dimensioned layout view. The proposal essentially just verifies that walls are sized appropriately with proper material but does not provide exact framing placement - To explain that - for example, if we drew exterior walls as 2x6 @ 24" O.C. I would design things adhered to that framing size, and then automatically generate the framing members so they are around 24" O.C. Likely not fully accurate - will need fine tuning on site. This is why I call it a proposal. If you need framing shown accurately, please contact me using the contact page to discuss prior to making a purchase.)
Roof Layout Proposal ( Much the same as framing view proposal. I'll display roof pitches, and proposed framing elements in a 2D overview but do not provide a full breakdown of truss design.)
General Electrical Layout with a Basic Electrical Schedule (This outlines a basic electrical layout. Usually a good 1st step when connecting with an electrician or if doing yourself. This will not provide detailed information. Essentially just symbols with a schedule to go with it that explains what each symbol represents)
Rough In Plumbing Locations (drains only) (Crucial when pouring the foundation. This will show the center point to every drain that would be within the ground level floor. Not a full plumbing schematic)
Basic Rendering of Front and Rear on Cover Page (Pictures for visualizing.)
If engineering is required or if you'd like to have someone else add information to the layout once we've finalized it - I can release the CAD (Computer Aided Design) file from our project at no extra cost from me so that you may approach a locally licensed engineer / contractor with our progress.
